Energy Performance Certificate
All Commercial properties require an Energy Performance Certificate (EPC) when being sold or let.
Certificates are valid for 10 years but ideally should be renewed if any alterations are undertaken to a property.
Properties with the best ratings are more attractive to any potential tenants or buyers, as they are cheaper to run.
We have the experience and skills necessary to tackle just about every type of assessment that comes our way.
Energy Saving Surveys offer both level 3 and 4 commercial assessments on all building types.
There are Minimum Energy Efficiency Standards (MEES) that buildings must meet before they can be leased.
Should your rating fall below the minimum requirements, then our surveyors will be able to help guide you through the process to gain compliance with the new regulations.

New research suggests an estimated 2.5m energy performance certificates have been ‘inaccurately rated’ More information here
In addition, we are finding more landlords could unintentionally rent out their properties, opening them up to the risk of fines of thousands of pounds through no fault of their own. Many Domestic Energy Assessors work with assumptions when completing an EPC report. They are not allowed to drill walls, access some lofts, or take plug sockets off to record if any insulation is present.
So if your property is rated D or E now and the current EPC is full of assumptions to get it there, this could be a big issue.
This is important for landlords who rent out properties heated with electric as many fall short of the minimum E rating that’s needed now. As a result, energy saving measures will need to implemented now for these properties to reach D or C standards in the future.
Measuring accurately the energy efficiency of buildings is essential in limiting their environmental impact and tackling climate change issues. If tenants are moving into properties with inaccurate figures for energy costs, this also could present serious challenges and risks to landlords and managing agents.
As you may be aware it is illegal to let or renew the lease of a property that does not meet the Minimum Energy Efficient Standards (MEES) as of 1st April 2018. More information here
Previously the Government has declared their proposals to raise the standards further, lifting the bands to Band D by 2025, and Band C by 2030. More information here

Mortgage lenders are now looking at EPC ratings on buy to let & let to buy mortgages, if your EPC rating isn’t at the legal requirement your lender may refuse a mortgage. Councils have now been tasked to actively target landlords letting properties out which don’t meet minimum requirements. In 2025 the fine for not complying to the minimum EPC regulations to being raised from £5,000 to £30,000. More info
